Winning my HMO appeal! ✅ With the help of Ian, an ex-planning officer at @planningprofits, I won my HMO planning appeal against Hull City Council. In addition, the planning inspector agreed that I didn’t need to move the door into bedroom 1, saving me a big expense. I hope to remain ‘friends’ with Hull City Council - as I never wish to burn bridges. That’s the main reason why I never reclaimed any costs against them, which I was advised that I could. By getting this property turned into a HMO I’ve now boosted the rental income to an additional £600u002Fmonth: Bedroom 1 = £600u002Fm Bedroom 2 = £600u002Fm Bedroom 3 = £600u002Fm Total = £1,800u002Fm (gross) That means I now have two HMOs next door to each other making a combined income just shy of £44,000 u002F year. It goes to show that you shouldn’t give up if you get a HMO refusal first time round. Many investors may have been frustrated and potentially sold the property. So make sure you stick to your plan because if you have a strong application, there’s a good chance you can get it overturned at the appeal. James x
